Pearland isn't one market. It's at least three.

Pearland grew from a small town into one of the largest cities in the Houston metro in about twenty-five years, and it grew unevenly. The result is a city where the west side, the east side, and the older core function as separate markets with separate price structures, separate school districts, and separate buyer pools.

People get burned by this constantly — sellers who price off a "Pearland median" that has nothing to do with their side of town, and buyers who assume a Pearland address means one specific school district when it very often doesn't.

The three Pearlands

West Pearland — 77584. Shadow Creek Ranch and the surrounding master-planned developments. Newer construction, HOAs, MUD districts, amenity centers, and SH 288 as the primary artery into the Texas Medical Center and downtown. This is the largest and fastest-growing part of the city, and the SH 288 corridor improvements changed the commute math here significantly.

East Pearland — 77581. The older side, closer to SH 35 and the original town center. More established housing stock, larger and less uniform lots, generally lower entry pricing, less HOA governance. A genuinely different product than the west side.

Silverlake and the central corridor. Established master-planned inventory from the 1990s and 2000s, sitting between the two — mature landscaping with more conventional suburban layout.

The school district question — read this before you buy

A Pearland address does not mean Pearland ISD.

Much of Shadow Creek Ranch and the western developments fall into Alvin ISD, not Pearland ISD. Other parts of the city are served by Pearland ISD. There are also fringe areas touching other districts.

This surprises buyers every single year, usually after they've fallen in love with a house. If schools matter to your decision, verify the specific address with the district directly before you write an offer. I'll pull it for you, but confirm it at the source — attendance boundaries get redrawn, and a listing agent's description is not authoritative.


Buying in Pearland

New construction vs. resale. Both are legitimate. They're just different transactions.

If you're going new, understand that the builder's on-site representative works for the builder. That's not a criticism — it's their job. But it does mean nobody in that sales office is representing your interests on price, incentives, upgrade pricing, contract terms, or the walkthrough punch list. I can represent you at no cost to you in almost every case, as long as I'm with you on your first visit. Register me on your first trip to the model home — most builders will not allow representation retroactively, and that one detail costs unrepresented buyers real leverage.

If you're going resale, the older housing stock on the east side needs age-appropriate inspection: foundation, sewer lines, electrical service.

Understand your true monthly cost. Property tax rates in Pearland vary meaningfully by location because of MUD districts layered on top of city, county, and school taxes. Two houses at the same price in different parts of the city can have noticeably different monthly payments. I'll show you the actual tax rate for any property before you get attached to it.

Check the flood zone by address. Pearland's drainage picture varies across the city, and it's property-specific.

Selling in Pearland

Your real competition might be a builder. In parts of west Pearland, resale sellers compete directly against new construction with incentive packages, rate buydowns, and closing cost contributions. You can win that fight — mature landscaping, completed backyard, blinds and fixtures already installed, an established location instead of an active construction zone — but only if the listing is positioned deliberately against that alternative rather than pretending it doesn't exist.

Price to your submarket, not to the city. A 77584 master-planned home and a 77581 established home are not the same market. Comparable selection has to respect subdivision, construction era, ISD, and MUD district. City-wide medians are useless for pricing an individual house here.

Reach the whole buyer pool. Pearland has one of the more diverse buyer populations in the metro, and a large share of active buyers are Spanish-speaking. I market listings bilingually in English and Spanish — full documents, full conversations, full negotiation — which widens your buyer pool in a way most competing listings simply don't.

What ZIP codes cover Pearland TX? Primarily 77584 (west Pearland, including Shadow Creek Ranch) and 77581 (east Pearland). Portions of the city and its surroundings also touch 77047, 77089, and others.

Is Shadow Creek Ranch in Pearland ISD? Much of Shadow Creek Ranch is served by Alvin ISD rather than Pearland ISD. This is one of the most common misunderstandings in Pearland real estate. Verify attendance for the specific address with the district before making an offer.

Why are Pearland property taxes different from house to house? Many Pearland neighborhoods sit in Municipal Utility Districts (MUDs), which add a separate tax levy on top of city, county, and school district taxes. MUD rates vary by district, so two similarly priced homes can carry different total tax rates.

Do I need an agent to buy new construction in Pearland? You don't need one, but the builder's sales representative represents the builder, not you. If you want your own representation on price, incentives, contract terms, and the punch list, bring your agent to your first model home visit — most builders won't permit representation to be added later.

Which is better, east or west Pearland? Neither is objectively better; they're different products. West Pearland is generally newer master-planned construction with HOAs and MUD taxes. East Pearland is generally older, less uniform, and lower-priced. The right answer depends on your budget, commute, and what kind of housing you want.
