On Galveston, the insurance conversation decides the deal

Every island purchase comes down to a number most listing sites never show you: what it actually costs to insure and maintain a house on a barrier island.

Galveston property carries a stack — windstorm coverage, flood insurance, and standard homeowners — and on some properties that stack rivals the mortgage payment. Buyers who budget only for principal and interest discover this during option period, and deals die. Sellers who can't answer insurance questions quickly lose buyers to ones who can.

That's the conversation I have on day one, not day twenty. I'm a licensed Broker Associate with Bridgecrest Properties.

The Galveston submarkets

Galveston isn't one market. Pricing logic changes completely depending on where you are:

The East End and historic districts — Victorian and turn-of-the-century architecture, much of it in designated historic districts. Beautiful, and subject to review requirements for exterior changes. Renovation budgets here need to account for period-appropriate work.

The Seawall and beachfront — beach-facing property, elevated construction, the strongest short-term rental demand, and the highest insurance exposure.

The West End — beach houses on piers, canal and bay-front homes, generally newer construction. Highly rental-oriented, with specific considerations around erosion, dune protection, and access.

Midtown and the established neighborhoods — year-round residential, lower price points, primary residences rather than second homes.

ZIP codes: primarily 77550, 77551, and 77554 on the West End. County: Galveston County. School district: Galveston ISD.

Buying on Galveston: the real checklist

1. Get actual insurance quotes during option period. Not estimates. Windstorm coverage in Texas coastal counties typically runs through the Texas Windstorm Insurance Association if private carriers decline, and premiums vary enormously by construction type, elevation, roof age, and location. This single number changes what you can afford.

2. Elevation certificate and flood zone. Both drive insurance cost and both are property-specific. An elevated home and a slab home a block apart are different financial propositions.

3. Construction and wind mitigation. Roof age and attachment, window protection, and whether the home carries a WPI-8 windstorm certificate. That certificate matters at resale as well as for your own coverage.

4. Salt air maintenance reality. HVAC systems, fasteners, railings, and exterior finishes wear faster here. Budget for a shorter replacement cycle than you would inland.

5. If you're buying to rent, verify the rules. Short-term rental regulation and HOA restrictions vary by area and change over time. Confirm what's permitted at the specific address before you underwrite rental income.

Selling on Galveston

Assemble your documentation before you list. Elevation certificate, windstorm certificate, roof age and permits, insurance history, and any mitigation work. Buyers and their lenders will ask. Having it ready shortens your time on market and protects your price — the seller who answers in an hour beats the seller who answers in a week.

Know which buyer you're selling to. A year-round island resident, a mainland family buying a second home, and an investor underwriting rental yield value your property differently and respond to different marketing. Investors want income history and expense detail. Second-home buyers want the experience. Trying to speak to everyone speaks to no one.

If it rents, show the numbers. Occupancy, rate history, and expenses turn a house into an asset with a documented return, which is a fundamentally stronger sale.

Market to the mainland. A large share of Galveston buyers come from Houston, Clear Lake, and out of state. Professional photography, drone aerials, and video aren't upsells for island property — they're how most buyers see it first. I provide all of it, plus bilingual marketing.

Frequently asked questions

What ZIP codes cover Galveston Island? Primarily 77550 and 77551, with 77554 covering much of the West End.

Do I need windstorm insurance on Galveston? Coastal properties generally require windstorm coverage in addition to homeowners insurance, and lenders typically require flood insurance depending on the flood zone. Coverage is often written through the Texas Windstorm Insurance Association when private carriers decline. Premiums vary substantially by property, so get actual quotes rather than estimates.

What is a WPI-8 certificate? It's documentation that construction or repair work met Texas windstorm building requirements. It affects insurability and is worth confirming on any island property, both when buying and when selling.

Can I rent out a Galveston property short-term? In many areas yes, but rules vary by location and by HOA, and regulations change. Verify what applies to the specific address before relying on short-term rental income in your budget.

Is Galveston a good investment market? It has a genuine tourism-driven rental market, which distinguishes it from most of the Houston metro. Whether a specific property pencils out depends on the purchase price, the insurance stack, maintenance reserves, and realistic occupancy — I'll run those numbers with you rather than quote an area average.
