The essentials:

The housing: noticeably larger lots than most of the surrounding metro, an established tree canopy, and a broad range from mid-century homes on generous acreage to master-planned communities like West Ranch and Autumn Creek. That range means Friendswood comparables have to be selected carefully — a two-acre 1970s property and a 2015 master-planned build are not the same market.


Buying in Friendswood: the due diligence I insist on

1. Flood zone, elevation, and claims history — all three. FEMA zone designation is the starting point, not the answer. I want to see: the current flood zone, an elevation certificate where one exists, the seller's disclosure of prior flooding and insurance claims, and any repetitive-loss history. 2. Which school district you're actually in. A Friendswood mailing address does not guarantee Friendswood ISD. Confirm with the district before you write, not after.

4. Septic, well, and utility district status. On some of the larger-lot properties, particularly older ones, you may be dealing with septic systems, private wells, or MUD utility districts rather than city services. Each carries its own inspection and cost implications.
