Clear Lake is a relocation market. People arrive here for a job — Johnson Space Center, the aerospace contractors surrounding it, the Bay Area medical corridor, the University of Houston–Clear Lake — and they arrive knowing very little about Houston. Often they're coming from California, Florida, Colorado, or the D.C. area, and they have three days to figure out where to live.

What Clear Lake actually is
"Clear Lake" gets used loosely. In practice it covers Clear Lake City within Houston city limits (roughly ZIP codes 77058 and 77062) plus the surrounding Bay Area communities — Nassau Bay, Seabrook, El Lago, Taylor Lake Village, and Kemah — that share the same geography, employers, and school district.
The defining features:
Johnson Space Center. The reason the area exists in its modern form. JSC and the aerospace contractor ecosystem around it drive a large share of housing demand, and that demand behaves differently than the rest of Houston's — it's less tied to oil prices and more tied to federal budget cycles and contract awards.
The water. Clear Lake itself, plus Galveston Bay, supports one of the largest recreational boating populations in the country. Marinas, sailing clubs, and waterfront and water-access housing are a genuine part of this market, and they price on a completely different logic than inland subdivisions.
Clear Creek ISD serves the area. Verify attendance boundaries by specific address with the district — they don't map neatly onto subdivision lines.
University of Houston–Clear Lake anchors the north side, along with Space Center Houston, Clear Lake Park, and the Bay Area Boulevard retail corridor.
Relocating to Clear Lake: what I do for you
If you're moving in from out of state, here's how I work — and none of it costs you anything as a buyer.
A real orientation before you fly in. Video walkthrough of the area, honest comparison of the subdivisions, commute realities to your actual job site, and a straight answer on what your budget buys. Most people's mental model of Houston is wrong in specific, correctable ways.
Flood zone education, done properly. This is the single biggest thing out-of-state buyers get wrong here. Coastal Harris County has a genuinely complicated flood picture — FEMA zones, storm surge exposure, drainage history, elevation certificates, and windstorm insurance requirements that vary by location. Two houses a mile apart can carry very different insurance costs. Nobody tells you this on a listing website. I go through it property by property before you write an offer.
Efficient home-tour days. If you have 48 hours in town, we use them. Route planned, listings pre-screened against your actual criteria, and I'll tell you which ones to skip.
Honest commute math. From Clear Lake to JSC is nothing. To the Texas Medical Center or downtown is a different conversation entirely, and it changes by subdivision and by hour. I'll give you real numbers.

Selling in Clear Lake
The Clear Lake seller's advantage is a steady, well-compensated, and often time-pressured buyer pool — relocating professionals with a start date. The disadvantage is that those buyers are informed, they're comparing you against Webster, League City, and Friendswood simultaneously, and many are represented by relocation-savvy agents.
What that means for your listing:
Presentation has to hold up on video. A meaningful share of your buyers will see your house on a screen before they see it in person, and some will write an offer without ever standing in it. Professional photography, drone aerials, and video are not upsells here — they're the actual storefront. I do all of it.
Your flood and insurance documentation is a selling asset. If your property has a favorable flood zone, an elevation certificate, or a documented mitigation history, that's not fine print — it's a headline. Buyers from out of state are actively anxious about this. Answering the question before they ask it removes friction and protects your price.
Waterfront and water-access properties need specialist pricing. Bulkhead condition, dock and lift status, canal versus open-water frontage, and boat draft clearance all move the number. Generic comparable selection badly misprices these.
